MP Materials Accelerates 10X Construction as Northlake Magnet Campus Moves Toward 2028 Commissioning

MP Materialsโ€™ (NYSE: MP) North Texas expansion is no longer merely a rendering and a press release. The company broke ground on its $1.25 billion-plus 10X magnet campus in Northlake during the first quarter, acquired the site for roughly $80 million, has foundation work underway and has ordered long-lead production equipment. Vertical construction is expected next. Commissioning remains targeted to begin in 2028.

REEx Insight: 2028 Is the Starting Gun, Not the Finish Line

This is where the story becomes more interesting. Commissioning in 2028 means MP begins proving that 10Xโ€™s equipment and production lines work reliably at scale; it does not mean 10,000 metric tons of qualified magnets immediately leave Northlake. Customer qualificationโ€”particularly automotive, aerospace, and defense validationโ€”can overlap with ramp-up and extend considerably beyond commissioning. MP is living that process today at Independence, where magnets are undergoing General Motors vehicle qualification ahead of expected commercial shipments.

And magnets are unforgiving products. Metallization, alloy chemistry, sintering, grain structure, coating, machining, and magnetic performance must all converge repeatedlyโ€”not once.

The Hard Part Comes After the Concrete

MP also needs dependable heavy rare earth elements (HREEs), particularly dysprosium and terbium for demanding applications. Encouragingly, its Mountain Pass Dy/Tb separation circuit is actively commissioning, with shipments to Independence targeted later in 2026 per reports. MP says its proprietary Grain Boundary Diffusion (GBD) technology should reduce HREE requirements. Is there time to qualify these magnets?

Two consequential questions are:

  1. Can MPโ€™s proprietary GBD process materially reduce dysprosium and terbium loading while still delivering the coercivity, thermal stability, durability, and consistency demanded by automotive and defense customers?
  2. More importantly, can MP reproduce those HREE savings reliably across thousands of tonnes of magnetsโ€”not merely in controlled production runsโ€”without sacrificing yields, qualification timelines, or economics?

That second question is critical. Proving reduced heavy rare earth usage is a technology achievement; proving it repeatedly at 10X scale is an industrial achievement.

The Pentagon relationship adds extraordinary strategic backing, but precision matters: 10X remains wholly owned by MP. The Pentagonโ€™s preferred shares and warrants represented approximately 15% of MP Materials itself on an as-converted, as-exercised basis when announcedโ€”not 15% ownership of 10X. The buildings are coming. The investor question is whether qualified tonnes follow.

Final Thoughts

Rare Earth Exchangesโ€™ survey of the emerging U.S. rare earth workforce suggests MP Materials is winning the talent warโ€”even if America has nowhere near enough specialized talent to go around. By building operational experience at Mountain Pass and Independence before scaling 10X, MP is assembling something competitors cannot quickly buy: teams that have actually separated rare earths, produced metal and alloy, and manufactured NdFeB magnets on U.S. soil. That makes MP arguably Americaโ€™s best near-term hope for defense-grade rare earth and permanent-magnet resilience at meaningful scale.

But 10X still faces the industrial questions investors should watch closely: How smoothly will commissioning proceed in 2028? How quickly can production yields reach commercial targets? How long will customer and defense qualification take?

Can MP secure and separate sufficient dysprosium and terbiumโ€”or reduce their use through Grain Boundary Diffusionโ€”at 10,000-tonne scale? And can it retain enough engineers, metallurgists, magnet specialists, and operators as competitors scramble for the same scarce people?

Even with billions of dollars of public-private commitments with multiple companies (think Energy Fuels, USA Rare Earth, Vulcan Elements, etc.), long-term offtakes, customer agreements, and an extraordinary level of Pentagon support, MP Materials remains the tip of the arrow in Americaโ€™s attempt to rebuild rare earth and permanent-magnet independence. The deals matter, but execution matters more. America is trying to reconstruct an industrial capability that China spent decades developing, and MP is out frontโ€”mining, separating, metallizing, alloying, and now learning how to manufacture sophisticated NdFeB magnets at scale.

The road from commissioning to qualified commercial tonnes will take time and almost certainly bring setbacks. Yet among the emerging Western contenders, and assuming all current information is correct, MP currently combines the capital, talent, government backing, customer commitments, and hard-earned operating experience needed to lead the American charge.
